Pauwela Homes is a 100% Workforce Housing Project in Haiku with 33 single-family homes conveniently located by the Haiku Community Center and Haiku Elementary School.  This community will feature 3 and 4 bedroom single-family homes on 6,900-11,500 sq ft lots⁽¹⁾.  In addition, each homeowner will receive an approximately 5,000 sf farm plot where you can grow your own fruits and vegetables⁽¹⁾.

 

These fee-simple homes will be prioritized for income-qualified owner occupants who meet the criteria established by the County of Maui, including a public lottery.

AM I ELIGIBLE?

Pauwela Homes is an income-qualified project for Maui’s workforce who meet the criteria established by the County of Maui including but not limited to the following:

 

    • A citizen of the United States or a permanent resident alien of the County of Maui;

    • Is 18 years of age or older;

    • A gross annual family income which does not exceed 140% of the County’s median income as established by HUD;

    • Assets that do not exceed 140% of the County’s median income as established by HUD;

    • No ownership or joint ownership that was 50% or more of a property in fee or leasehold in the United States for 3 years before

      submittal of the buyer interest form.

 

Other requirements include completing a PAUWELA HOMES APPLICATION, including a Loan Pre-qualification Letter and receiving an eligibility determination letter from a Lender of applicant's choice. Other restrictions or qualifiers apply.

Pauwela Homes is a 100% workforce housing project, subject to income qualification requirements. The 33 single-family homes will be sold as house and lot with an accompanying farm plot area, (each house, lot and farm plot area combined is referred to as "Unit"). The Units will be conveyed pursuant to the Declaration of Condominium Property Regime, ("CPR"), by Seller, Kauhikoa Land LLC. The following table is an overview of maximum household income for each income group for the Project:

⁽²⁾ The number and type of units are as of the date of this Notice and may be changed by Seller.
